Certify the biodiversity of your social housing portfolio

New builds, refurbishments, green-space management: Effinature lets social housing landlords substantiate the ecological quality of their portfolio and turn it into third-party proof, issued by an independent accredited body, in the service of residents' quality of life.

What certification brings you

Three reasons to certify your portfolio

Residents' quality of life

Building surrounds, block courtyards, shared gardens: certification turns the ecological quality of these spaces into a measured result. Coolness in summer, the presence of nature, everyday places to meet.

CSR commitments and extra-financial reporting

The CSRD directive and its ESRS E4 standard require reliable and verifiable data, not statements of intent. An accredited certification feeds your ESG reports with traceable, enforceable indicators.

Value and durability of the portfolio

Differentiated management often lowers maintenance costs over time and supports the long-term value of the stock. The certificate sets your portfolio apart, from land acquisition through to operation.

Why a social housing landlord certifies biodiversity

Social housing manages a major share of the residential stock and its outdoor spaces: building surrounds, block courtyards, shared gardens, swales, tree lines. These spaces are not merely decorative, they shape residents' daily quality of life and living environment: coolness in summer, the presence of nature, places to meet, reduced nuisance. Certifying the biodiversity of this portfolio turns an intention into a measured, comparable and enforceable result. For a landlord, certification provides third-party proof where a mere self-declaration does not carry the same weight with residents, local authorities and lenders.

CSR, ESG and extra-financial reporting

More and more social housing landlords publish extra-financial reporting and structure a CSR approach. The CSRD directive and its ESRS E4 standard, dedicated to biodiversity and ecosystems, require reliable and verifiable data, not statements of intent. An accredited biodiversity certification delivers exactly this kind of proof: indicators drawn from an independent field assessment, traceable and reusable in your ESG reports, your responses to lenders and your dialogue with authorities. It secures your environmental claims and reduces greenwashing risk. Effinature is part of the toolset run by the NORMAXIS group, from pre-diagnostic through to signed certification, which makes it easier to steer at the scale of an entire portfolio.

Urban nature and differentiated management

Urban nature has become a central issue for social housing: mitigating heat islands, managing stormwater on site, living soils, ecological continuity and hosting ordinary wildlife. Differentiated green-space management, which adapts maintenance to each habitat rather than applying a uniform treatment, contributes directly and often lowers maintenance costs over time. Effinature certification recognises these practices by tying them to precise criteria and concrete evidence, giving local teams and contractors a shared and legible direction.

Meeting the requirements of lenders and local authorities

Lenders, financiers, local authorities and land developers now factor biodiversity into their conditions: calls for projects, local charters, development agreements, impact loans. Holding an accredited certification simplifies these files, because it speaks a common and verifiable language. It also sets your portfolio apart within its territory and strengthens your relationship with residents, who tangibly experience the improvement of their living environment. It is a useful argument in the programming phase as well as in managing the existing stock.

The role of the Biodiversity Partner and IRICE

The field assessment is carried out by IRICE, the certification body accredited by Cofrac (No. 5-0655), which applies the standard consistently and independently on the basis of concrete evidence: studies, plans, on-site surveys. IRICE also takes the certification decision; its mission and accreditation are detailed on irice-certification.com. The Biodiversity Partner works upstream: a professional qualified by IRICE, they advise the landlord and prepare the file, without ever taking part in the assessment. This separation between advice and verification guarantees the independence and credibility of the certificate, which is listed in the public registry of certified operations.
